Revenue Intelligence. Turnover rent and revenue share from actual sales: tiered slabs, breakpoints, minimum guarantees, index-linked escalations applied at billing. Statements with workings, arrears, CAM reconciliation, occupancy cost ratios, and month-end forecasts weighted by each tenant's own trading week rather than a straight line.

Tenant Declarations and Disputes. Tenants declare their own figures; the platform prices the gap against what the tills captured, weighted by how strong the source is. A tax filing outranks an estimate. Disputes move through an enforced lifecycle with an actor-stamped trail.

Footfall and Conversion. Gates the operator names, counted hourly, entered either as a session tally or as the running total straight off a counter, with the arithmetic shown before saving. Conversion and sales density publish only when coverage supports them, and say why when it does not.

Stakeholder Access. One outlet can involve two companies: the brand that owns the name and the operating company that runs the store. Portcart models the arrangement, company-owned, franchised, or a concession inside a host store, and routes every notification to whoever is accountable for it. One login covers every store an operating company runs, at every property.

Onboarding by invitation. The property team invites a brand's head office and the store's operating company from its own dashboard, each through a link that activates their portal. A company already on the platform is recognised, not duplicated: their new outlet simply appears when they sign in.

Billing Desk. Operators raise their own quotations and tax invoices with their own numbering series, customer records, and service items, with localisation for tax regimes including Indian GST. Recurring invoices, receivables and payment tracking included.

POS Connectivity. Three honest tiers: direct API pulls, signed webhooks pushed by the retailer, or manual entry that says it is manual. A self-serve sandbox lets a POS vendor prove their integration end to end before go-live. Feed health is computed from what a connection promised, so a silent feed can never masquerade as a quiet store.

Offers and Shopper Commerce. Coupons and vouchers published by the operator land on the mall's shopper surface instantly, with voucher stock tracked as what it is: outstanding value the centre still owes goods against.
